If they get a raise, raise the rent, if they get a stimulus, raise the rent. Rinse and repeat. The trick is to bleed them just enough to where they can survive but not afford to have kids because if they have kids they might think about moving

Buy rental house for cash. Have a large emergency fund. Insulate yourself from tenants with a property manager. Don’t rely on extra income from renters since they can be very unreliable.

I’ve got a downstairs suite that could literally pay my mortgage but I value privacy too much and there isn’t much soundproofing. Wwyd?

I have found it to be better to leave rent the same if you get the rare reliable rent payer. Otherwise raise rent for each new lease.

Until the home is paid off it is the bank that owns them. Banks don't want to be landlords and it’s better to have them vacant until they sell them.

I'm about to inherit 12 properties. All in a non white neighborhood mind you... But they will all probably need some work to get them to a point where I can let a company manage them. I also need to get some cash flow going to really repair them. So the question here is how many should I am to sell? They all have mortgages, Hard to know until I get a chance to go and look at them, but I also am worried about holding property into the next year

Put more on the market than you need to sell. You will be lowballed prices in the current market and if you have more on sale than you really want to sell you can take the least shit offers.

My dad died a month ago. He's been managing them himself, but to let someone else manage them, I'm gonna have to get some repairs done, as I can't manage them myself. So it's also a matter of if I'm gonna get railed by debtors in probate or not

sell them all and invest in small business workspaces. Like shops and garages. Commercial real estate is far more stable and profitable plus you are not as beholden to corporate money to support your landlording.

..30 years and 7 percent. Lawyer is looking into it. The overall driving factor here is that my mom really can't support herself. However, a company has offered to manage them for free for a bit until I have things where I need to be, but until that point I'd have to manage them myself. My income is limited and I have student loans which is a bit irritating. So just trying to find the best way to keep my mom supported without having to fuck myself over.

What’s there to manage? Are they rented out or not? Are these homes in your mom’s name as well? This will effect her gibs. What about dad’s life insurance? Mom’s social security, retirement, other assets?
