If you have land with utilities in place, you can build in most sane parts of the USA for around $65/sq/ft for a nice level of finishes (and remodel later to high end).

1 acres in subdivision for 30k (if you are a pleb).
5-10 acres in countryside for 30k depending on location.
2000 sq/ft for 130k

160k in total. Cheaper than most 1200 sq/ft new constructions in shitty developments.
It can be a PITA if you have no real estate experience, but it is entirely doable.

I'm seeing plots of land between 60-110k in the city. Storage container homes could be bought for 3k and with some tools and repurposed materials, I could have a home for about 40-80k. Other home options are on the table, though I don't see why people buy don't just buy the land?

Realistically one of the best ways around this, at least in the south central states, is to purchase a piece of property a manufactured home (doublewide) was previously placed on. This'll have partial foundation (or full foundation if you build your home pier and beam to the same external dimensions of the doublewide: eg 28x72, 30x 72, 32 x76 etc etc), water hookup, septic, and electric already installed and ready to go.

80k for a shipping container of 200 livable square feet that you can really never sell: leaving you as little more than a tax farm for the locality in which you live as they will assess with standard comps (like a condo/apartment). If you are considering a shipping container take a look at some high end manufactured homes (Franklin/Deer Valley/ etc etc). Dollar goes further and it's a one and done. You'd have to live outside of the city though.

I paid about $5k for a 30 coт. plot in Siberia. Built a cabin on it and a few other structures. Overall spent like $12k. I live there for 6 months over the summer and go back to the US to wageslave over the winter.

I guess I first accepted that owning property in my state (hawaii) will be impossible. I had been traveling to Russia since a young age, and married a Siberian babe. Career wise I did military, then GS civilian, then DoD contractor gigs, which are high-stress, high-pay, and intermittent. I determined that I get up in those jobs purely by connections and by my meme-clearance (ironic because they still don't know I travel to Russia every year).

Visa-wise I only ever did private-stay and tourist visa. For americans its 3-year multi entry, can stay up to 6 months at a time, no questions asked. Residence permit is a hassle.

No, the neighborhood is actually based. Rural people look out for each other. My in laws live there now just to keep the water running, otherwise the pipes will stay frozen through May. Currently I'm stuck in the US because RF locked the borders.
