normally you'd ask for references and run a credit check. The latter would show tenant has had (presumably) previous court judgments (evictions) against him for rent default, but can't swear this system works exactly the same way in Canda desu.

in BC, all tenancy/landlord disputes are handled through the Residential Tenancy Board so as not clog up the courts. The RTB doesn't house any data on people. Unless you locate the tenant and sue them, does it go to court. Alternatively you could apply to garnish their wages. You have to do know where they move to, where they work if they quit etc.
Your best bet as a landlord is tell them all the checks you are going to do before you rent to them. If all else fails, get your paperwork right and get them out in 4-5 weeks and eat the 1month rent. All costs are on you, including hiring a baliff, moving company, storing their stuff etc
