Ownership of anything shouldn't be limited. There's nothing stopping you from buying a plot of land in the middle of no where for like $1500-3000, and then building a house from the trees on the property, like people used to. It's just you don't have the motivation and essentially want a house given to you for existing.

I used to really be into the idea of being a real estate investor. I mean I didn't like the idea of managing tenants and the property itself but conceptually I liked it.
Then I realized it's kind of fucked up to hoard all the houses in a neighborhood or whatever which artificially drives up demand.
That being said I think the number 1 culprit of housing inflation is due to overseas, particularly Chinese investors. There's plenty of information on this if you can tap a few keys.

They do it to gasoline prices. Heavily taxes to the point that there is no profit seeking in gasoline. Gas stations make all their money very slim gasoline margins and convenience store sales. They make huge margins on sodas/chips/snacks.

So no, a heavily consumed product will naturally be at max demand. They can try to pass the cost off onto consumers all they want, if the consumer wont pay...they wont pay.

I've looked, cheapest property around near where I live is a min of $10K/acre and most of it is protected land that you can't actually build on. There is. You can only do it up to a certain amount.
An FHA loan (3-5% down) has a cap of $500k and you have to live in it for a year. If you want to go above that it's 20% down. If you want to put money down on a rental property it's 25-30+% down.
If someone wants to take out a private loan (also known as hard money) there is no regulation on that because it's a loan down in private.

And yes, I did in fact teach myself basic construction and drafting skills and build myself a small house room by room as I had the cash.
