I’m thinking about getting more into real estate. I own a condo and am about to move for a job. I’ll rent it out and build equity and in 5 years I’ll sell it to make a nice return.

Condo bought at 87k.
Redfin estimate if I sold now: 110k

Monthly Mortgage and HOA: 800
Rent: 1000 (may try to get greedy and get 1200)

I have two 1000 sqft store fronts with their own bathrooms, one on top of the other, on the side of a county route. It's on the edge of a town centered around it's lake activities in a state that is supposedly going to grow.

My idea is to turn the basement unit into a marijuana grow and the roadside unit a dispensary. The state has medical laws and there's only one other dispensary in town of 1000 permanent residents, but can reach 2000 in the summer. I'm working on a budget to see if I could make more money doing that than just renting the spaces out. Unfortunately I don't have much of a sense of rent for the area and the basement unit hasn't been rented in years. Thought about turning it into a bar but idk if those are coming back. Open to feedback comments suggestions

Has anyone here gone to biz school? Studying for the GMAT right now. Focusing on quant, bit of a slog but getting through it.

I just feel really behind for my age. I don't have a lot of money, and it worries me that I won't be able to live how I want to live. I want to direct my energy in a productive way.

I don't know much about RE, but it feels like that's a low enough amount of money to learn how to deal with tenants and what problems you'll face. Maybe try that out for a year, and keep a written record of issues, to prepare yourself in the future if you decide to get more expensive properties.

Also, thanks for making this thread. I think we should really have a business thread general with career, b school and general advice.

I was looking into buying the materials to do sublimation t-shirt, hat and mug printing but then I realized that all of it is backordered, which means I'm probably like one out of a million dudes who thought of that and it's a saturated market already. I'd love to put some money into something that will be profitable but I also kinda want to buy fun stuff

Define fun. I few year ago I sunk roughly that amount of money to import chinese knockoffs of pic related. I set up an ebay store but most of my sales were made on art shows and comic conventions troughout the country. It was fun, met a lot of adorkable "nerdy" girls. Fuck a couple. Did ok money wise.

Which stream are you looking to take? It doesn't seem it's a good idea to go to grad school for anything other than something quantitative

I'm an aerospace engineer near the start of my career, gaining experience in research. Has anyone in this or a similar/engineering-related discipline successfully moved into self-employment or set up a contracting firm and have advice? The examples I've seen near the start of their existence have mostly used their University contacts to obtain office space and cheap labour, rather than military/industry links, which I found interesting. The youngest startup owner spent about a decade in technical roles before striking out on his own in his late 30s.

most engineers I've seen take some years to gain experience (more or less a decade) before branching off into their own consultancy. I'm about to graduate and start a job. Plan is to get my PE as soon as possible which will still take a few years due to the experience requirements.

Anyone do something relatively simple like make study guides, courses, flashcards, or other study tools and know where to start? I've realized there's hardly any GOOD study material in my niche field and want to crank some out in my off time since I enjoy tutoring. It probably won't replace my income but it should be decent change.
