Land in my town is not expensive, and it can't be that different in terms of building codes and regulations. But I bet if I try to build a house like pic related, it'll cost at least half a mil.

i'm from PA so i know how shitty and cheap small towns can be. that being said, a house that big for that cheap even in a shithole town like new castle has something wrong with it. probably severely neglected and needs a fuckton of maintenance.

If you're talking about the house pictured, that ain't no McMansion, that's at least 100 years old and has all the problems to prove it. Not to mention it is currently split for multiple occupancy so you've got 10s of thousands of dollars of work to do there to put it back to feeling like a normal home.

80% of houses in this area are 100 years old (the rest being mobile homes from 2005), but they seem solidly built.

Oh it'll be solid enough, but once you start doing work to it you'll uncover a ton of expensive problems. They're fine as long as you don't touch em, but if this one is set up as apartments, you'll be doing major work to it straight away and uncovering all those problems when you're cash poor after buying a house.

Most likely schools. I'm also in PA, Late 1800's houses like that go for 3-400k in the school district I do rentals in. If I go 15 minutes up the highway I can get the same house for $60k, because the highschool is terminal with south americans, who's interest in quality education is barely a hair above the blacks they are displacing. I could also drive back to the school district I grew up in (also pa) and see yet another similar house, this time costing $750-900k, because the schools are among the best in the state and country. Industry is also a big factor, but all my examples are within commuting distance of one another, so take from that what you will.

Wealthy school districts get pozzed before poorer ones. I got all the progressive bullshit and overtly gay teachers many years ago. Guess what is more important? Having lots of classmates who are the children of millionaires and billionaires. Networking baby. Why buy the 1 million dollar house when home schooling exists and you can get the same house for 10% of the price in a still decent neighborhood that just happens to feed into pre-prison for brown folks? Because then junior won't form lifelong relationships with people who can get him prime employment it the top echelons of society.

I just don't know how the fuck people can afford real estate at all. The median household income in that neighbourhood is like 73k. I don't think you could even get approved for a mortgage on that place without a large down payment at that wage.
Here's a big reason. You can find all kinds of cheaper housing right next to rivers and streams in PA. People generally factor in flood insurance.
