This is the most sane recommendation, imo. Rental properties are a decent way to have a consistent cash flow with relatively little upfront cost (20% downpayment, the other 80% is paid for by the tenants). As long as you're keeping a decent emergency fund for vacancies/maintenance/etc, you can build a few million in assets fairly quicky.

Plan on renting in the future but I'm curious what is typically the best way to approach utilities?

Everywhere I've rented from a private individual (rather than a big management company) we were expected to setup our own utilities and them in our names. The only time this wansn't the case was the time I lived in an apartment complex and all utilities but cable were tied into rent.

You're putting that 4-6k you clear each year into mutals, stonks, etc... to accelerate how quickly you can get into compounding interest land. and that cleared cash flow doubles once the mortgage is payed down.

Its assumed that this passive rental cash flow is going to accelerate getting to an even bigger passive flow of dividends.
