I was thinking of getting into simple fake wall raising in 1-room and 2-room apartments to double the number of rooms even if the space is the same. It seems like adding 1 extra room gives you at least a 33% increase in price

-blacks are profesional tenants and will fuck you out of the most rent legally possible -flat out ask what people’s credit score is if they hesitate or say a low number just say that’s below your threshold -ask what their income is if it’s now 2.5-3x your rent also don’t interview them
Filter your tenants via above methods when they message you not in person. Safe time and headaches
