The Tsukihime remake has been done for a while now. It's just stuck in "play testing" hell until TM decides to release it. They're probably waiting until after the corona shit this year has passed over so they can get the best sales possible (or at least the amount they expect) upon release.

As much as I love Tsukihime, I feel like some routes would just be hard to adapt. Like Hisui's route Shiki's just stuck in bed for the vast majority of it. Then Arc and Ciel's routes are pretty similar so I'm not sure if they'd warrant to adaptations of it.

Didn't they literally announce that it was in play testing last year? It doesn't take that long to see if a VN works or not so the obvious reason that they aren't releasing it is because it'd be a bad idea to do so this year.
