Most management companies use an anutomated system for rent now so if you miss 5 days later it automatically files eviction in the court and assesses fines

I have the receipt from when it happened to me. Their payment system crashed so they took every single tenant to court then backtracked and gave everyone a rent credit since they realized how bad they fucked up

I used to work for a property management company and had to evict a few people. Policy was that they get a warning for being late. If they are late twice or haven't paid by the beginning of the second week, we would automatically file for eviction.
Putting that sign up is retarded though. It's practically begging the tenant to fuck up the house.
Fucking up the house was our biggest fear. Even if we kept the deposit, the damage usually exceeded it and they never have any money, so taking legal action isn't even an option in the majority of cases. One of the reasons we require a background and credit check is that it legally prevents niggers and spics from renting
