They're undoubtedly not showing a significant portion of missed payments. You should look up the extend and pretend article by Wolf Richter, he explains it pretty well. If they go into a deferred payment agreement, the property managers can sweep it under the rug, a la the '08 incident with CDOs.

Perhaps more importantly, those REITs are super-leveraged. That 13% of missed payments is going to grow pretty substantially just on the basis of interest.
