I stopped looking it at that way. In my situation had I bought a house when I had the down payment necessary I would never be where I'm at now. My mom specifically tried to push me so hard into to taking out a home loan and get set up. My rent is only $6000 annually. I live in the Midwest in a cozy loft apartment. If I look at the time value of my money over the last 3 years I paid around $20K in equity for the owner of the property, but that down payment I would have needed for a house is now worth significantly more than that. I bought LINK around .40 average. Its not even close. Also if something would have broken in the house, a major repair that is necessary, I'd be probably tapping into the equity, investments, or any savings. I want my own property more than anything but I must be a little more patient.

There is no point honestly yet. With the way things are heading in society, it will be a good idea to have your own property in a rural area that is far from urban areas, but it can wait a little longer.
Eventually with LINK dividends coming in you are better off getting a mortgage and never paying beyond the interest ironically. A lot of that is tax deductible and paying into the principal will never be as lucrative as reinvesting the interest back into LINK or other crypto interest plays that are taking form. Maybe the house goes up in value and you can sell for a small profit or maybe it doesn't and you now owe more than the house is worth. It doesn't matter if you pick something you want to live in for 10-15 years. Most wealthy people utilize their debt properly and have interest bearing cash flows that cover the debts and then some. They don't own things most of the time.

Just a huuuge single story ranch with tons of little hidden rooms, nooks and crannies. It was like a maze and more interesting than the other big homes in the area. I'd love a place like that.
