Buying is better than renting probably 90% of the time. When you rent, that money just disappears. When you buy, every time you make a mortgage payment, you're basically gaining equity. In theory, if the value of the house doesn't crash, you're not wasting money.
Now is in theory a good time to buy a house, because interest rates are so low. This is a good time to get a mortgage.
Housing prices are very high right now though. My personal suspicion is that there will be a second crash this fall, and housing prices will fall again. So, if I were in the market for real estate, I'd wait until this October/November.

How far outside of Denver do you want to be? If you like the mountains or plains there are options. If you want the city you can still get a decent condo for that price.
