How about this: if you dont live in a property as your primary residence, property tax on that property is 4000% higher. This would encourage the leeches to sell and make owning a home cheaper than renting one.

For sure and that's a major issue I figured would pop up as well, theoretically you could create as many LLCs as you want. I haven't really put too much thought into it beyond that, even if you were to limit how many people could own properties under an LLC that wouldn't stop a company from using individuals on a board to control each individual property although if this happened I imagine you could further put into place regulations regarding employees under one corporation and/or between "individual" companies
I could see a cap on wealth too although this would be more difficult than the property cap I think. I'd like to see a cap on wealth but in exchange a flat tax instead of tax brackets that increase the more you acquire.
There are three things fucking up housing:
1. Huge populations and population density are making housing more and more of a precious asset and demand is going up and up because people are multiplying quicker than houses are being built, which naturally drives housing prices sky high. Landlords charging extortionate prices are a symptom of this not a cause, it is supply and demand. Wages follow a similar pattern but negatively, so they go down as the amount of people in the world goes up.
2. Governments are making it harder and harder to build on land as a citizen. They know that land is also becoming as precious as gold and will only allow the highest bidder to build up on it. Homesteading is becoming a thing of the past and the only access to housing is now through huge building companies and estate developers.
3. Mortgage and borrowed living is now the norm, which has progressively made it easier for people to buy houses outside of their means in the past, (ie 2 years salary used to be able to buy a house, now its more like 5-6 years salary) which means that sellers of houses could jack up prices and still have buyers because banks would borrow them the money for housing (even if they are shackled to paying it off for the rest of their life). This has resulted in mortgages being the only realistic prospect for owning housing for the average person. It has also resulted in houses being vastly over-valued for what they are, making those in the working class paradoxically living more expensively to stay afloat through renting as housing is forever out of their reach, which creates a distinct line between the middle and lower class which is constantly moving upwards, meaning more and more people are being swallowed in to poverty.
There's plenty of above average intelligence niggers that wageslave save up and rise from poverty by becoming landlords. Bet the twitter OP doesn't have a problem with that

To add to point 3. the idea of 'good' or 'bad' credit also gatekeeps poorfags out of the housing market and ensures that those who are in that market are using credit actively and being shackled to debt.
this is kind of what governments are already doing. they are making renting borderline unprofitable to stop landlords building mini empires and exploiting tenents, but this is just resulting in landlords dividing up properties to rent out to multiple tenents and cramming as many people in as possible, which is actually making it worse.

Except the government have no problem doing what you describe when a huge housing developer wants to do this but only seem to want to apply zoning law to the common man who wants to build a life for himself. People resort to building on industrial/agricultured proprerty here in the UK because buying buildable land is like 300k + . Housing developers actually get retroactive planning permission from councils by just building wherever they want and paying off whoever they need to, along with building low income housing on there to get through whatever planning permission loopholes needed. The probelm (as you point out) is immigration and ultimately overpopulation and governemnts give ZERO SHITS about limiting immigration because it props up a dying economy through brute force GDP numbers going up.
Population growth rate is LOWER than it used to be in the US. Regulations and interest rates are why prices shot up.

yeah but land is a finite resource. Population density is what drives housing prices up, not growth % of population. So if population surged in the last few years but slowed in growth, housing prices will still stay high because land is a finite resource, as is housing.

yeah true and in low pop density places in middle america housing is cheap. In places like LA, New york where population density is high you can see this take effect much more prominently. And yes, america is big but it is not infinite. There may come a time in the future where even these middle america nowheresville places are getting impossibly expensive to live in. People keep multiplying, land does not.
