Millenial new homeowner reporting in. I was astounded at how outrageously expensive a quality home/yard/neighborhood is. You really need a price point of at least 300k to get something that isn't shit-tier quality, on a 0.2 acre lot, with white trash neighbors. Honestly 400k is the sweet spot that opens up your search to nicer options. (I couldn't afford anywhere near that, just reporting what I saw on the housing market).

What happened that only expensive houses are built now? I live in Michigan. Small houses are like 150-200k in areas that are 80% white with decent schools. But new houses are a minimum of $400k even in retarded subdivisions where the interstate is 500 feet from your backyard. They're also all enormous, even in less desirable areas they're 2500+ square feet. Who the fuck is buying these?

white collar bugmen, the even dumber brother of the yuppie of yesteryear. next question is: why do developers build houses like this? land is expensive. building a house is comparatively cheap when you have it down to a science and your crews are just building the same house 100 times. this means incredible economies of scale because the developer is ordering a fuck ton of building materials with the same exact specifications a hundred times in a single development. beyond this, there is also an appeal to psychology. the white collar bugman wants a HUGE HOUSE for all of his DUMB CONSOOMER SHIT and so you get a massive house on a tiny lot which also drives up margins, because the building materials are cheap, the crews are well-trained, and it's not like they're doing a quality job -- just look at how quickly these fucking overpriced dumps fall apart. now throw in some fake marble counter tops, polished stainless steel fixtures, fake wood flooring, meme paint schemes, etc. because these aren't much more expensive than budget fixtures, and the margins go up even more.

You're definitely right about that. I've seen all of these fucks with their 4000 SQ foot house where the garage is exploding with trash and has never even had a vehicle parked inside of it. But it transcends white/blue collar as far as I can tell. Blue collar workers here are huge consumers too, their stuff is just dirtier. As soon as you go into the lower class areas it's small old rundown houses....but they still have 2 vehicles per person and a rusty boat!

Forbearance ends after December 2020, and supposedly only 16% of those that have been deferring mortgage will be able to start paying again. Banks are starting to poke at cunts to pay mortgages or to sell now. The idea is they should sell now rather than foreclose at a shittier price later. As such, many houses are being rush-sold to get a decent deal. I looked through a few listings and see some that dropped -60% in price over 1 night. Hoping a similar scenario plays out in the US soon.
development companies have economies of scale. you're just a guy paying a company to do a new construction, you sure as fuck aren't seeing any economies of scale. it's very expensive and you won't save any money pretty much guaranteed. even buying a modular home is expensive as fuck. if you're buying new you're paying out the fucking ass because they jew you no matter what you do.
