So this old guy had signed a reservation agreement to buy my apartment for $195k but in the last day, after I had everything packed to leave he backed down and decided to pay the $19,500 penalty fee and not buy the property.

Now 40 days later he has contacted my real estate agent telling him he changed his mind and now wants the apartment again and that he is willing to pay the remaining $175k.

I don't know what to do, I'm thinking of asking for $180k for the inconveniences because asking for more sounds kind of abusing. What do you guys think I should do?

Tell him it's no longer for sale, then sell it to someone else for full price

how much did his delay actually cost you? Prove it and have him pay the difference, but make sure to make him feel like you're understanding and supportive of his first decision to delay the purchase.

This is what I did, it cost me around 5k to cancel the new lease and rent a truck that I had already paid for, so I asked for 180k and apparently he is ok with it. Lets see what happens.

It had been on sale since november 2019 with many people interested but it went on hold from march to july because of corona, and then this guy signed the agreement and we had to hand over the keys on August 17th and he backed down on the 14th. Since then we had an average of 2 visitors a week interested, but mostly people that needed to sell their current home to have the money, or that weren't sure if they'd get the credit approved. We also had two offers, one for 160k and the other an exchange for a smaller apartment plus 15k.
