I'm old enough to be your dad and I own 5 properties. I own none completely outright now but they have steady cashflow that well covers the note, and all my tenants are section 8 families so my payment is guaranteed. I pay 5% of the rent for a property manager to take care of collecting rents, fix toilets, etc but the manager does a great job, totally worth the pay. Those 5 properties net me avg of 1340/mo after all expenses; I wish I could find more properties to buy now but the market here in Philly is super hot, too many people buying OVER ask now.
If there's one thing I could tell people here on biz, its that get into real estate as young as you can, even if its just painting rehabs for someone else on the weekends, because you'll get to pick stuff up over the years.

what state? if it's anywhere near the coasts your going to get blown out because of how strict and how many rules against land lording these days.

Some mid-midwest states are still ok but look in your local area and apply the 1-1.5% rule. If you can purchase a house for $200k make sure you get $2k a month,. If there aren't any deals like that in your area your better off going for REITS or any other equities.

But just the way things going, I'm sure you saw the videos past month or so with people blocking the court houses from land lords trying to go in and evict. Your just going to be a target moving forward

I'd let the big boys and reits handle it because they have the cash to withhold for months if not years while you'll forclose because some nog who is getting extra gibs on unemployment thinks there are no repercussions on not paying.

This is going to be a complete mess moving forward, I'm in the tri-state area and there are tens of thousands of evictions already lined up but aren't proceeding because of the closed courts.

Now with Biden as a potential as well who wants more taxes and gibs...not worth it at this point in my opinion

The rent increases are usually to match with yearly inflation.

The cost is the same but the dollar value on paper is higher.

Buy up older properties that are still in good shape in small towns with colleges. I know a place you can literally buy 3 bedroom houses in fair shape for $50k, turn around and rent each room for $300/mo. Rent to college kids. Saves them 50%+ vs living in campus housing, they get more freedom to do drugs and actually fucking cook on a stove, and you never have vacancy issues and can charge good prices.

being a landlord, is expensive.
rennovations, evictions, etc.
takes alot of investment and it's a slow crawl.
if you can do it while your young, it's ok returns i think.
it just costs alot remodeling/modernizing older buildings and then getting profit..

I did the math and just investing all the money you would have put into properties into an index fund makes u more money in the long run even including the rental income, equity, and even f you 4x leveraged props with loans. The compounding power of an index fund is just too great and plus you never have to deal with retard tenants and you literally do no work with an index fund, btw, this is assuming a 9% return on average over 30 years.

USA is the only relevant country.

everyone is online schooling and will be through the year. article just came out people are moving back home with their parents. The rich ones are renting out mega mansions with their friends and doing online schooling together. split the cost.
