I did listen to him talk to Ben Mallah who I respect and listen to a little more and Stephen did surprise Ben what he said he doesn't raise rents.
It was pretty smart, if you have good tenants, you do want to incentivize longer relationships to cut down on the opportunity costs of searching for another tenant, turnover, etc. Then when they finally move on it's exciting to get that 'raise' in rents and you're comfortable operating and coming in at a lower rental rate if it means filling that property with new tenants sooner.
