you have to keep in mind that you got lucky with investments to earn that cash, you didn't establish sustainable cash flows (was in exact same situation)

if you were reliably earning good money on a regular basis from a business or something, it'd be a different story (you could also write off portion of lease as biz expense instead of buying)
