Cheap stucco (depending where you live), zero back yard, small front yard, you can literally see into your neighbors home because they’re built so close, cookie cutter homes, and the insulation is horrific. Buddy bought a home for 350k. It’s literally some European style shit. The neighbors are so close it’s insane. The backyard is about my wing span. His truck doesn’t fit in the garage so he has to park it on the street, doesn’t even fit in the driveway either. Literally concrete front yard. I still congratulate him for getting a home at 26, but still. It’s like you have to ask yourself. Is it really worth it?

I do site development and public infrastructure, often work with homebuilders and land developers. Do not trust houses build after 2000. They are complete trash. Contractors cut corners and joke about what they can get away with. Homeowners bribe inspectors to lie to you. Insurance will not cover your back, never.
I plan to eventually buy a small rural lot and oversee every aspect of the house I custom build, even if that means the labor/materials costs 2x more.
