i'm looking to buy soon. Even with taxes, insurance, and everything else it will only come out to about $100 more per month than my apartment, for a place that's twice as large. And unlike with my apartment i'll at least get some of the money I pay back if and when I sell. the only part that sucks is having to put down such a huge amount of money up front (down payment, closing costs, etc). That's like 4 years worth of rent that I have to pay all at once.

Renting then buying a house upfront instead of having a mortgage is the only chad way to do it.

I think buying only really makes sense if you're looking to stay in a place for a minimum of 10 years. The hard costs like a loss on interest, taxes, insurance, maintenance and soft costs like realtor fees when selling dont really make buying advantageous until around year 8-9. At least thats the case where I live, the housing prices are like 500k average.

the place I'm looking at is $300k & it's a condo so I'll also have to pay HOA fees. However the place I have in mind is exactly what I'm looking for: downtown location, right by the water, modern building with lots of amenities, very spacious and well appointed unit. Renting a place like this would cost more than buying, I have zero doubt that prices in this area will continue to go up and up so any money I put in will most likely be recouped, unlike renting where it just goes into a black hole. I'm not planning on leaving this area anytime soon so 10 years here doesn't seem unlikely, but then again you never know what life will throw at you.
