Market value after renovation (based on similar properties near by): 650k
Cost to renovate for flip: 85k
I paid: 67k (after taxes and everything else)
The first time I contacted them versus the last time where we sealed the deal was an 8 month span of time, 7 months was me thinking my offer was too low and they finally 'cold' called me asking if I was still interested.
If they were using real estate people or needed to sell it to get a new place to live then it would have been a market situation, moved too fast, and would have been outside my pricerange in a city with a fuck ton of flippers.
I also spent 7 years looking for a first property, making bids on 4 other structures along the way. The whole time I had my eye on the prize, living with my parents and saving every penny. When I finally found this place my down payment was up to 70% of the loan, and instead of getting MORE credit to fix it up in one go I decided to slowly DIY fix it up and it took me 6 years to totally pay off my 30 year loan (you are a 2IQ retard if you agree to a loan which won't allow early payoffs)

Then you haven't thought about it at all. Landlords generate far more wealth from renting property than they ever put work into it. This is not sustainable without perpetual GDP growth. Furthermore, rent is the single largest sink of money for most people. Most government benefits go straight to landlords. This doesn't seem right either. Especially since it wasn't always like this. How many years of work does it take to build a house or an apartment? And how many years of work does it take for a normal person to pay for a house or an apartment?

It's easy if you have plenty of money to start. Renting is a great way for rich to get richer. Corona showed this very well. The only people who still got paid 100 % were landlords. European governments took billions upon billions in loans to help struglling companies, and these companies directed all this wealth straight to massive property owners, mainly a handful of Chinese and American mega coroporations.
