Also budget for higher expenses than anticipated, wear and tear is faster than people expect.
Screen prospective tenants thoroughly; if you can figure out their social media it’s a good way to see their true behavior

My landlord is a Jew who lives in Israel. There is a leak in our bathroom which rotted a big part of the wall and the floor due to poor maintenance. The place is fine aside from that. They need to rip out the floor of the entire apartment, put in a new wall and rip out the entire bathroom because it's a fire hazard. I'm currently in the process of moving.

1st son of a small slumlord family here, we keep rent low relative to our neighbors because my parents are stingy lazy boomers and to encourage blue collar immigrants from their respective country a chance at making it here despite the buildings turning to shit. I don't have a lot of weight in major property decisions but eventually will have to take the responsibility of being the slumlord myself.
Why would you pay for improvements yourself on a property that's not yours? Either buy your own place or work out a deal.
