Tell me, is it fun? I've been specifically wondering how the game handles low-altitude building/tree generation in areas without 3d scans, or in offline mode.

And is the Closed Beta as buggy as I hear it is?

Did a quick Google this is what apparently Seattle looks like in Offline mode.

Seen it. That comes from the World feature discovery episode, which was well over half a year ago. At least a few patch notes since have noted Offline Mode improvements.
Also, for a pretty pleasantly transparent team, that is a pretty piss-poor showcase - They contrast the three different levels of detail with three completely different cities. I WAGER that Seattle still looks good there but it's difficult to tell without a direct comparison shot.
Even then, it's at least marginally outdated thanks to following patches, so by this point even if the comparison was made it'd be some varying amount of inaccurate.

Its only $1 for a month on Gamepass to give it a try for a whole month. At least you wouldnt be paying $70

Would rather own the game - Have enough confidence in it to at least stick with the Standard Edition.
