Also, if you want to compare prices with London or LA or something HOA costs is much more interesting to compare. There's great tax breaks on mortgages in Sweden, so the actual cost of the apartment isn't that interesting. Stockholm actually has uniquely low HOA compared to other capitals around the world.
If you have the cashflow to handle the loan, you can still make decent investments in Stockholm.

Most mortgages in Sweden and especially Stockholm have their interest rates fixed on a 3-month term, which means if shit gets real interest rates will spike and everyone will dump their properties. 99% of the price appreciation here has been due to money printing from the Riksbank and not real price appreciation (aside from white flight from immigrant-heavy areas).

Köp inte för billiga bostäder. Underhåll/renovationskostnaden måste vara en förhållandevis liten andel av bostadens kostnad för att man faktiskt ska få tillbaka pengarna för det när man säljer. Jag har övervägt att köpa ett mindre hus eller gård uppe i Norrland. Man kan komma undan sjukt billigt och kan ofta få fiber indraget så kan man jobba på distans också. Tror du det är värt det? Man kan ju för fan köpa ett relativt stort gård i Värmland för samma pris som en etta i Stockholm.
