Okay, so 10% resist means any damage you take is reduced by 10%, right? Equivalently, you're multiplying all damage you take by 0.9. Still following?
To compute your effective HP, you divide by that number. 10/0.9=11.111. 20% resist means you multiply the incoming damage by 0.8, so you divide by 0.8.
The problem is, as you get closer and closer to 100% resist, the value rockets up higher and higher. 100% resist, of course, means immunity to damage.
If you want to see this graphically, google "1/x" and start your mouse at the x-axis position of 1. Slowly move it towards 0 and you'll see how it rockets up faster and faster.

Diminishing returns doesn't apply to resistances though. If they're being calculated honestly (i.e., no built-in diminishing returns) then they just get more valuable the more you have. They have INCREASING returns.
The formula for EHP is (HP/(1-resistance)). So, if you have 80% resistance for example, (10/(1-.8)) gives you (10/.2)=50
