I have delved into what the OP is talking about and it's not easy. I did a flip and fucked up with the following:
1. Location - lacks public transportation and has a neighbor who is a salt of the earth redneck, and even did some work for free for me, amazing guy, but keeps his yard in shambles.
2. Cost estimation - I underestimated repair costs and now am nearing break even territory. Might need to pivot to rental strategy.
I can't stress enough how important finding a mentor is and offering something in return for advice and mentorship. Network with people who ARE successful and let them help you avoid costly pitfalls, learn that lesson the easy way.
Even though I have had my first experience in this game, I still will seek out a mentor before pursuing my next property. It is a business and remember that no matter the race of the person you're dealing with, charity in a business is weakness that helps nobody. Also, remember that managing a business means delegating tasks to others. Even if you are a professional at every trade and discipline, saving money is not necessarily scalable by doing all the jobs yourself. You will have to hire others and rely on them to do a good job. Hence, those who understand specialization and trade lead their business to greater outcomes.
I also have had experience with import, private label, etc. From a Chinese manufacturer. However, again, finding a mentor would have been of utmost importance in this matter.
Like has been said in this thread already, there are books on all these principles so it would benefit the user to read, read, read.

There are a fair few things involved with the purchase, ownership, and administration of a rental property which make it a fairly poor prospect in the short term. I actually own and administer rental property so I'm familiar with the margins, and they're not wide by any stretch of the imagination. The benefit of doing such a thing is growing your own equity because the rentals will cover your expenses and mortgage, over the long term, and you wind up the owner of the property free and clear at some point. I understand the idea of paying upfront and not taking a mortgage but the same problem will still occur: big initial investment with slow payouts. This isn't even getting into the complexities of multiple ownership of a property and what that does for administration and the sort of problems you can run into. Anyway it's not worth it as a group. If you're interested in doing it yourself by all means go ahead but expect to do a shitload of work.
Keep working, but don't feed the system. Build equity for yourself, donate money to your church and write it off against your taxes, minimize the sales tax you pay, etc. but don't compromise your own economic position.
Sometimes that works, sometimes not. Properties with buildings on them depreciate in value as the buildings degrade. Sometimes you can be left holding the bag with an expensive repair which is a big pain in the ass.
You shouldn't work for the money then. You should work on something you like (let's say, your goal could be freelancing, or finding the right local company whose owner you know, that sort of thing), and if you can't have that, work towards getting there.
Either that or follow 's advice and enjoy some good meals, and see how you paid for those.

I was raised to think that money wasn't important, and (laughably) that science was a profitable field. Now I'm in the middle of my PhD and am mentally crushed every day by the reality that I have no idea how to make money, and will never have any way to be self-sufficient. So how the fuck do I do it? How do you learn this finance bullshit, which is more arcane than the fucking necronomicon to non-kikes, with absolutely no background?
I don't want to blame the kikes for my failure to accumulate enough resources to own property and be self-sufficient on that property to a level where I can provide for my children. It is certainly true that (((they))) make it difficult, especially for whites, but there should be a way to overcome that. I'm not willing to accept that I'm going to die poor and renting and there's nothing I can do about it.
wat. Depends on how far along you're trying to go. Even the bottom of the barrel shit in this dungheap of a society can net you more than enough to take care of yourself. The downside is you have to be willing to work hard at the start.
To explain: The "work hard" part is the foundation, where you get the initial investment into other fields, like flipping houses, commodities trading, penny stocks, and so on. You're trying to build up a diversified flow of income in case one breaks, you'll still be supported. It all starts with you putting in that initial effort though(Unless you're a lucky fuck that got a silver spoon, in which case, start looking more carefully into investments).
